Several times a year the South Florida real estate market shifts, typically with seasonal adjustments that are minor compared to large shifts like we experienced in late 2005. These shifts are leading indicators that give us guidance moving in to our next seasonal real estate market.
This past season I received more calls and worked with more new clients than I can remember during any of the last several seasons and it was the same experience for many of my colleagues at the Corcoran Group company-wide.
Why the change - weather, record low interest rates, first time home buyers and baby boomers pre-buying their second homes while conditions are still most advantageous.
Median list price increases are occurring again in Florida - the very place many said would be the last to recover. No one is predicting that we’ll see this happen quickly but we’re seeing reduced inventory levels, sales and foreclosures being absorbed at a rapid pace, and buyers who thought they would “time the market” now fear being closed out of a great buy. Low rates and a general consensus that markets are healing and moving up seem to insure a good winter season ahead for us and strong 2013.
