Built as a hat factory in 1891, Waverly Mews is comprised of four six storey wood-frame buildings joined together when it was converted to a rental property in 1973. The target tenants at the time were NYU students. 118 apartments were created, all large loft-like studios with high ceilings. A few apartments have been combined to create one-bedrooms in addition to the ten original ones. Many apartments have been renovated and owners have discovered beams, columns and brick walls which have been left exposed to add architectural interest. The building became a co-op in 1984. It was a land-lease building and the land was owned by NYU. The building went co-op in a non-eviction plan and the land was purchased by the sponsor as a condition for co-op conversion. The entrance was originally on Waverly Place, hence the address. However, upon conversion, the developer chose what had been the delivery entrance on Greene Street for access because of its charm.
