On the Market – 444 W. 162nd Street

The townhouses of Sugar Hill are exceptional buildings. One impressive example has just come back on the market – 444 W. 162nd Street.

 

“It’s totally restored,” said Spencer Means a senior vice president and associate broker for Corcoran Group Real Estate, which is listing the building.

 

The 4,000-square-foot townhouse has been on the market for a little over two weeks and is priced at just under $1.5 million.

 

“We’re pricing it to move fast,” Means said, adding that the building could be listed between $1.7 to $1.8 million.

 

“The most interesting thing about it is the house is situated at the end of the street,” Means said. Because of that the building is a bit bigger than the others on the block, and the back yard is larger, about 100 square feet.

 

Inside there are six bedrooms and a chef’s kitchen in the basement, and all the wainscoting and hardwood floors have been restored.

 

“It’s never been chopped up” into apartments, Means said. There may have been a tenant on the top floor at one time, because there’s a kitchen up there, but the grand staircase is intact leading all the way up to the fourth floor.

 

All the bathrooms are new, however, and the heating system is brand new, but the old charm – like the antique pocket doors – still work.

 

There haven’t been any offers yet on the townhouse, but there has been some interest from a doctor at Mt. Sinai Hospital who is considering a move from the Upper East Side.

 

“It’s the most beautiful block in the neighborhood,” Means said.
