New York rents have spiked about 10 percent since this time last year, yet deals do exist. Here, seven likable Manhattan apartments renting at up to $2,000 below the mean.

Average Rent: $1,873 for Central Harlem studios

Asking Monthly Rent: $1,800 for 271 Lenox Avenue

Why the Low Price? Although it’s a newly renovated prewar with new windows and appliances and wiring for an elaborate sound system, the building’s façade is still undergoing an overhaul, and there’s a funeral parlor next door, which may put off some tenants.

Agent: Deirdre Poe, the Corcoran Group.
