Done Deals: Once in a lifetime

In real estate, sometimes an opportunity comes along once in a lifetime. That was the case for Citi Habitats agent John Farrell, who recently sold 271 Berry Street, a two-family townhouse in Williamsburg, Brooklyn, for the full asking price of $2,200,000.

Situated on a corner lot, the stately brick home was built in 1899 and comprises a total of 2,100 sq ft of living space.  Farrell's client grew up in the house and lived there for 61 years.

"The minute I listed the property, there was a lot of interest," reports Farrell.

The buyer is planning a full restoration of the home to bring it into the 21st century - while preserving its historic character.

"Houses like this do not come on the market very often," explains Farrell. "For the buyer, it was like striking gold, an opportunity that won't happen again. My seller was pleased the home sold so quickly, and she plans to use the proceeds to help finance the next phase of her life."

271 Berry Street was on the market for a total of two weeks, and annual taxes are a mere $1,319. John Bataille of Corcoran represented the buyer.
