Big Ticket: A West Village Penthouse for $25.49 Million

The latest in a flurry of sales at the Greenwich Lane, an almost blocklong condominium complex on the site of the former St. Vincent’s Hospital campus in the West Village, was filed with the city this past week — a spacious duplex penthouse with a private rooftop terrace that sold for $25,489,849.99 and was the most expensive closed sale, according to public records.

The purchase of the sponsor apartment on the ninth and 10th floors marked the fourth recorded transaction at 145 West 11th Street, off Seventh Avenue. The red-brick and limestone apartment building is the first of five to be completed in the 200-unit project, which also includes five separate townhouses, developed by the Rudin family and Global Holdings.

FXFowle, the architect, preserved some of the red-brick facades from the original hospital campus to better assimilate into the neighborhood within the Greenwich Village Historic District. Thomas O’Brien of Aero Studios was the interior designer, while the landscape architect M. Paul Friedberg and Partners created the formal internal garden, which features a reflecting pool.

“We’re about 90 percent sold,” said Dan Tubb, a sales director for the Corcoran Sunshine Marketing Group, which is handling sales, “so that leaves us with less than 20 units remaining.”

The penthouse, with monthly carrying costs totaling $18,489, is one of two duplexes in the nine-unit building at 145 West 11th and actually went into contract for its full asking price about two years ago. Sara Gelbard and Paul Kolbusz of the Corcoran Group represented the buyer, whose identity was shielded under the limited liability company 145 GL Condo.

According to Mr. Tubb, there are four bedrooms and three full and two half baths spread over 4,927 square feet of interior space. Outdoor space includes two private 125-square-foot loggias — one off the breakfast room, another off the master bedroom — and a 1,272-square-foot rooftop terrace that offers sweeping neighborhood vistas.

Nearly all the living space is on the ninth floor — the 10th floor holds an elevator landing, wet bar area and half bath, along with access to the roof terrace. The master suite, which runs the full length of the apartment, has a sitting room, two walk-in-closets, and a bathroom with a built-in tub, a glass-enclosed shower and a custom millwork vanity.

Building amenities include a concierge, a health club, a 25-meter pool, an 84-space underground parking garage and storage.

The week’s runner-up, at $20,365,000, according to city records, was another new downtown penthouse: #PHA at the Sterling Mason, a 32-unit seven-story condominium at 71 Laight Street in TriBeCa developed by Taconic Investment Partners. The penthouse was built atop a restored former warehouse building.

The 4,600-square-foot sponsor apartment has 15 rooms, including four bedrooms and four and a half baths, along with a 3,459-square-foot landscaped terrace that wraps around the unit and provides Hudson River views. Monthly carrying costs total $12,327, according to the listing with Douglas Elliman Real Estate.

Bruce L. Ehrmann, Christopher Morales and Reid Price of Douglas Elliman were the listing brokers. Vanessa Grout, formerly of Elliman, brought the buyer, identified as 71 Laight PHA, LLC.

Mr. Ehrmann said the buyer was attracted to the building’s high-end finishes and myriad services, including concierge, dining facilities, a health club and children’s room, as well as the terrace. “This buyer was looking for a long time for a penthouse with a low-key vibe,” he said.
