Big Ticket: $18.86 Million for a Greenwich Village Penthouse

A former wife of the South African hotel magnate Sol Kerzner paid $18,867,059.42 for a duplex penthouse at the Greenwich Lane, a nearly blocklong condominium complex rising at the site of the former St. Vincent’s Hospital campus in Greenwich Village. The transaction was the most expensive closed sale of the week, according to city property records.

Heather Kerzner, the fourth wife of Mr. Kerzner, the founder of Kerzner International, whose luxury properties include the Atlantis resort brand, will likely be using the sponsor unit, No. PH7A, at 140 West 12th Street, between Avenue of the Americas and Seventh Avenue, as a pied-à-terre. Her primary residence is in London.

The six-room apartment has the feel of a downtown loft, with a partly open floor plan, red oak hardwood floors, large casement windows and 10-foot beamed ceilings. There are 4,317 square feet of interior space, which includes four bedrooms and four and a half baths, along with a large living/dining area and an eat-in kitchen, both of which open to a north-facing terrace.

The outdoor space totals 1,174 square feet. Monthly carrying charges are $15,906.

The master suite features a private balcony, two walk-in-closets and an en-suite bath with a marble mosaic floor and a vanity made of custom millwork and marble. On the top floor is a combination media room and bedroom with a fireplace, a wet bar and an expansive terrace.

The apartment building at 140 West 12th is the second of five to be completed in the 200-unit Greenwich Lane development by the Rudin family and Global Holdings. There will also be five townhouses in the complex. Among the numerous amenities is a centrally located formal garden with a reflecting pool and limestone benches.

Ms. Kerzner was represented by Emilie O’Sullivan of the Corcoran Group. The Corcoran Sunshine Marketing Group is handling sales for the development.

The week’s runner-up, at $16,523,850.09, according to city records, is a spacious apartment at the recently completed 432 Park Avenue, currently the tallest residential tower in the Western Hemisphere, topping out at 1,396 feet.

The sponsor unit, No. 53C, has monthly carrying charges of $14,224 and is just over halfway up the 96-story condominium, with stunning views of Central Park. It has two bedrooms, three and a half baths and a library across 3,576 square feet.

All of the 104 residences in the building, between 56th and 57th Streets amid “Billionaires’ Row,” have 12.6-foot ceilings and 10-by-10-foot square windows. Each apartment also has a private elevator landing.

Gabriele Devlin and Lee Summers of Sotheby’s International Realty brought the buyer, identified as Paradis Commercial Inc., a company based in Panama. Douglas Elliman Development Marketing is in charge of sales.

This sale marked the fourth official closing in the super-tall building, designed by Rafael Viñoly Architects and developed by Macklowe Properties and the CIM Group.
