New pricing at 2056 Fifth

Published: 10/8/2008Source: Brokers Weekly

2056 Fifth Avenue, the upscale collection of condominium homes in Harlem, has introduced a new pricing structure in response to the current housing market and economic concerns.

Offered on a select number of residences, the new pricing provides homebuyers savings and creates great value, according to AFC Realty Capital, which is creating 2056 Fifth in a historic renovated Harlem Beaux Arts building that combines old-world charm and modem living.

One-bedroom homes, with a minimum of 860 s/f, are now priced from $550,000; two-bedroom residences are priced from $750,000; and a three-bedroom home, with two balconies and 1,992 s/f of living space is priced at $1.25 million.

"There's little question it's a buyers market," noted Arthur Fefferman, president of AFC Realty Capital. "However, this is only the case if those interested act and take advantage of the deals that are out there.

"At 2056 Fifth, we've listened to our buyers and introduced a new pricing structure which presents an opportunity to those looking to obtain unseen value in the housing market. After all, where else can you own a luxurious condominium home loaded with designer features and appointments and located at one of New York City's most sought-after residential address from the mid $500,000s."

2056 Fifth Avenue has celebrated significant milestones over the past several months. Most importantly, the building is now 50% occupied.

Situated along one of New York City's most recognizable Avenues, the upscale building is a collection of duplex, garden and penthouse homes. Each of the homes at 2056 Fifth Avenue boasts distinctive design features.

For example, located on the top floor of 2056 Fifth Avenue, the penthouse homes boast large, floor-to-ceiling windows - easily blending the charm of the historic Harlem surroundings with the allure of their modem and well-appointed interiors - and an abundance of outdoor space to provide exceptionally dramatic views stretching from to the George Washington Bridge. One of the penthouse homes features a unique windowed hallway that acts as a bridge leading from the living room to the bedrooms.

"The spacious one-and two-bedroom duplex and garden residences are also a rare find," said Jessica Armstead of The Corcoran Group, the building's exclusive sales and marketing agent. "The two-story duplex homes are perfect for sophisticated buyers who want the benefits of townhome-style living in a maintenance-free environment. The garden home has had great appeal thanks to its separate entrance and private garden."
