Prospect Park South
Runs from Parkside Avenue to the north, Coney Island Avenue to the west, Beverley Road to the south and Ocean Avenue to the east.
Developed in the late 1800s as a “country in the city” and landmarked in 1979, Prospect Park South offers house-hunters large, unique and architecturally significant properties. Whether you are looking for a Victorian, Queen Anne or a Colonial, or be it French Revival, Arts and Crafts, or Spanish Mission you crave, you just might find it among the 206 well-preserved single-family houses to be found in the exceptional Prospect Park South. That’s because this charming and exclusive community is zoned for one-family houses; each lies on a lot that’s 50 by 100 feet, at a minimum, and is set back 30 to 40 feet from the curb. Wraparound porches, seven or eight bedrooms, working fireplaces, attics and parking are some of the rare-for-the-city amenities available in Prospect Park South houses. The Prospect Park South neighborhood also has one rental building with 61 units, one 29-unit co-op and has recently added some brand new condominiums.
Proximity to the 536-acre Prospect Park is one of Prospect Park South’s most wonderful amenities. The recently renovated 40-acre Parade Grounds served as home field to some of the city’s brightest young players — from Sandy Koufax and Joe Torre to Manny Ramirez — and now features a premiere baseball diamond with a state-of-the-art scoreboard, covered dugouts, bleachers, and night lighting.
Though Prospect Park South has no commercial district within its boundaries, the nearby Cortelyou Road offers a wonderful mix of cafes, bookstores, a natural-food co-op, and restaurants including the family-friendly Zagat-rated Farm on Adderley. Prospect Park South is also just 35 minutes from Manhattan from your choice of three subway stops on the Q train.
