Get to know the Sutton Area

Sutton Place and the area surrounding it is, in a word, small. Concentrated on 53rd through 59th streets between First Avenue and the East River, the neighborhood has a “blink, and you’ll miss it” quality. That characteristic, however, makes residing on and around Sutton as desirable a prospect as you’ll find. It’s where the Midtown East mindset definitively ends, but the Upper East Side doesn’t quite begin — a tranquil outpost nestled between worlds. Effingham B. Sutton built townhouses here in 1875, hoping to establish a residential community. Yet, it wasn’t until names like Vanderbilt and Morgan arrived in the 1920s that the neighborhood began to fully form. Famed architects like Mott B. Schmidt, Rosario Candela, and Emery Roth would go on to build beautiful townhouses, which pair with the luxurious apartment buildings of the 1940s and 50s to continually define and draw folks into this singular riverside setting.

Sutton Area Commerce & Culture

In Sutton’s elegance, there’s a certain quirkiness to be found. Riverview Terrace is a six-townhouse row along a private cobblestone street, around the corner from Sutton Square — the name 58th Street briefly assumes upon crossing Sutton Place. Most other east-west roads end in cul-de-sacs, boosting a suburban-like feel. Certain homes have private backyards, a form of compensation from the city after river access was taken away by the FDR Drive. Sutton Place Park is a series of unconnected “vest-pocket” parks linked only by their placement along the water. The Queensboro Bridge is a veritable attraction, inexplicably entrancing and magical when lit up and gleaming over the river. Walk up a block to First Avenue for a strip of great restaurants and bars, plus shops providing daily necessities. For anything else, you can’t go wrong stepping out of home for a bit to explore Midtown or the Upper East Side.
