The co-operative financial statements are very stable. In 2007, “The Mortgage Indebtedness Act of 2007” relaxed co-operative regulations, namely the “80-20 rule” and MHM became able to collect market rents from the commercial retail spaces the co-operative owns on the ground level. Subsequently, the building refinanced the underlying mortgage around 2011 at a favorable rate (under 4%) which ultimately resulted in a 15% maintenance reduction.
