Pham-tastic advice that closed MacDougal deal

Corcoran's Julie Pham just moved the three-bedroom penthouse loft at the pristine 173 MacDougal for $5.250 million.

 

According to Pham, encouraging the sponsor to turn the roof terrace into a city oasis, is what closed the deal.

 

"I advised the sponsor to increase the size of the terrace and to add an outdoor Jacuzzi, shower and fireplace," she said. "The same outdoor features were added to Penthouse West as well, which sold for more than $6.1 million in August 2009."

 

The broker said understanding what type of product was actually available in Greenwich Village, what buyers couldn't find but wanted to buy, and how making the penthouse stand out as a unique and rare product, meet all of the buyer's checklist requirements.

 

The penthouse was on the market for 165 days at an asking price on $5,600,000.

 

No word on the unnamed buyer.
