OUTDOOR LIVING SPACES ARE INHIGH DEMAND THIS SEASON, SAYS THE CORCORAN GROUP’S SUSAN RYAN.

“The biggest draw that I'm seeing right now is people looking for great outdoor living spaces that can be used for three seasons, if not more," explains Susan Ryan, vice president and licensed associate real estate broker at The Corcoran Group. Grand outdoor spaces that go beyond a traditional patio or pool area are in high demand. Alfresco living rooms replete with televisions, furniture, and accessories; patio kitchens; complete open-air dining rooms; and lavish covered porches are among the features to which East End buyers are flocking. At Ryan's listing, 24 Ocean Avenue in East Hampton, the current owners transformed the outdoor space with a full kitchen and a sheltered outside living area with couches, lamps, and a ceiling fan. "People are completely customizing these spaces," says Ryan. One of her sold listings offered a screened-in porch with glass paneling, making it usable year-round.

Homes that offer the feel of being in the Hamptons appeal to buyers, and these innovative outdoor spaces take advantage of what makes the Hamptons, the Hamptons: the beautiful natural surroundings. "There is nothing better than sitting outside, feeling the cool ocean breeze, observing your kids playing in the pool, while still having a bit of shelter," says Ryan. "People want to enjoy the beauty of the Hamptons." 57 Main St., East Hampton, 907-1482; corcoran.com
