Corcoran's Jill Letts and Peter Gordenstein got passive aggressive selling a Prospect Heights condo - literally. 951 Pacific Street, developed by Further, Inc., is the first multi-family building in New York City to be certified as both a Passive House and as Net Zero energy capable.

The solar powered homes use up to 90 percent less energy than regular homes. The three-unit building has its own filtered air system, triple-glazed windows and Energy Star-rated appliances.

"951 Pacific was a very special project it was the first certified passive house in NYC and also first certified net-zero building in the city," said Letts.

Unit #1 is a 1,566 s/f garden duplex with master bedroom on the main living floor, great room and 600 s/f backyard.

"The buyers loved the fact the building was condo and specifically loved the garden duplex layout. Once they learned of all the passive features and quantifiable savings from the unit being solar operated (no utility bills), they were hooked," added Letts.

The buyers, repped by Elliman's Shaun Anders, were from Brooklyn and wanted an upgrade in size and outdoor space.

Unit 1 sold for $1~328,000 after 155 days on the market. The asking price was $1,490,000.
