THE RECENT INFLUX OF NEW DEVELOPMENT and conversions on the Upper West Side has gotten the attention of those beyond the neighborhood. "Over the past two or three years, people are less neighborhood-centric in general," Corcoran broker Iva Spitzer told the Observer. "There's more movement with New Yorkers across the city."

The aesthetic of the prewar conversions, in particular, appeals to those looking for a new space with a traditional Upper West Side look. "For the most part [it] has always been known as a prewar kind of place with a prewar mentality," Ms. Spitzer said. "The more popular things on the Upper West Side would be high ceilings, original detail, fireplaces."

On the other hand, older co-ops and condos coming on the market in the area might be facing some competition from the new, in large part due to the ease of buying something that is ready to be lived in straightaway.

"The truth is that people love living in something that has not been lived in before," Ms. Spitzer said. "And no one loves renovating anymore-renovating used to be a lot less expensive and easier to perform, but the city has gotten very complicated and laws have gotten very complicated. In that regard, people tend to gravitate more toward new conversions and new developments."
