Featuring Laura Hess' listing at 786 Washington Avenue, Prospect Heights:

Prospect Heights Co-op • $479,000 • BROOKLYN • 786 Washington Avenue, No. 2FL

A one-bedroom, one-bath apartment with southern and eastern exposures, an open kitchen, overhead storage, hardwood floors and whitewashed, exposed-brick walls, in a 16-unit, prewar walk-up with bike storage that was converted to a co-op in 1986. Laura Hess, 808-554-5083, Joyce Haverkamp, 646-232-6446, Corcoran; corcoran.com

MAINTENANCE $600 a month

PROS A recent renovation added a closet in the bedroom, new fixtures and finishes in the kitchen and bathroom, and a fully vented washer and dryer. Though the living room overlooks busy Washington Avenue, double-paned windows keep the apartment very quiet. The Brooklyn Museum, Brooklyn Botanic Garden and Prospect Park are all within a half-mile walk.

CONS Though the bedroom fits a queen bed, the room’s shape makes arranging furniture awkward. The kitchen appliances are smaller than standard. Almost all the apartments in the building are one-bedrooms, so an owner looking to size up in the future would need to move to another building.
