Kim was my Mom’s neighbor for over 25 years. When my Mom passed Kim was there to help us with the process, giving me comps for our trust and helping us with the clearing of the house. She did not push us, was extremely patient and calm under pressure. She was our go to for all things real estate. Once the house was cleared of personal items, my husband and I went on a trip and left Kim in charge of getting the house ready for market. She took care of everything from supervising the handyman, the cleaning crew, the landscaper. She was so organized and thoughtful, when we got home, the house was on the market and sold in 5 days. We could not have done it without her help and guidance. She’s a gem and now a lifelong friend.  

Kim was amazing, she didn’t miss a beat. She called me to tell me that the market was heating up and see if I wanted to try again. She recommended we work on a few items to enhance my home. We updated the kitchen without breaking the bank. As soon as we were ready we hit the market and the activity blew me away. She was so on point with the kitchen update that we were in contract over asking in a week. She keep me informed of all the activities and we closed early. Kim is easy to work with, collaborative and definitely an agent who can get it done.   

Kim is a great agent, she thinks three steps ahead which means she’s ready for anything. She was so kind and patient with me, my children are great but can be so short with me sometimes. Kim always was respectful and treated me like part of her team, she would bounce ideas off of me to see what I thought. I appreciated that she collaborated with me and didn’t just tell me what to do. I had a huge chicken coop in my yard and when it came down to it, the buyer did not want my chickens. I was panicking when Kim offered to take them for me. She had her handyman take the coop apart and moved it to her house along with my 6 chickens. She even brought me eggs weekly til they weren’t laying anymore. Kim is a great agent because she cares, she listens and she gets things done.   

My mother passed away and we were connected to Bill Gorman and Kim Hutsenpiller by a friend of my mother’s. Kim and Bill came over when we were in Saratoga. Both my sister and I live out of state. We went through the house, which was in original 1965 condition. Bill and Kim put together a punch list of things to do to make the house more current for buyers today. Kim worked for the next few weeks on getting bids and putting together a design plan. Once we received her bids and went over the budget we were excited to see how it all would come together. We went back to Utah and Kim and Bill went to work. Within 6 weeks, the house was painted, floors were all installed, kitchen was remodeled, landscaping was done including new lawns in front and back of the house. Garage was emptied and house was staged. Kim would send progress photos and reports weekly, keeping me and my sister updated. The house was put on the market and sold very quickly. Once it sold, we visited again and were blown away with what the house looked like, it was still the house I grew up in but with the updates, it looked brand new. My sister and I were in awe. Kim grew up next door to our family home. She was my first call when I knew we were going to move my Dad north to be near me in Northern California. Kim took care of everything, we just moved Dad one day and then next Kim had an estate sale person out and she helped clear the house and sell the things he didn’t need. Kim worked with my Dad on pricing the house right and we ended up selling without going on the multiple listing service. Kim was so calm and patient through the process, keeping my Dad and I informed during the escrow.   

Thank you Aunt Kim for your hard work in getting our home sold during a very stressful time for our family. You got us through the buying and selling process so thoughtfully and masterfully. We got a great price and we couldn’t have done it without your help and care. Now we need to get our new home fixed up to enjoy many years in Willow Glen, our dream location.  

My mother and I are fiduciaries and we have worked with Kim Hutsenpiller and Bill Gorman on 5 homes that we were conservators for, Kim was the lead and she did a great job. All of these homes were major fixers that we invested money in each to bring them up to today’s standards. We gave Kim a budget and she made a  plan with recommendations, design ideas, and vendors to meet our goals. She communicated with us on a weekly basis. Once on the market, she handled the phone calls and agent interactions. We sold all 5 for over the asking price, making our clients very happy. Working with Kim and Bill was great!  

 We decided to sell our home in February of 2020, I called Kim and she came out the same day. She had been there before, but we didn’t end up doing anything. She walked the house with me and went over some small details to fix and some yard work needed. We set a timeline and Kim went to work to get the punchlist completed. She was able to get everything done in a week and we went on the market. By the weekend, we had 9 buyers interested. Because Kim was focused on the current market, she recommended we take offers on Tuesday after the open house. I am so glad she did because the next few days we learned that we were going to be locked down. She got the buyer in contract and called the lender to get the appraisal done before everything shut down for the pandemic. If she hadn’t been so on top of things, I am not sure we would have been able to close on time. I would use Kim again in a heartbeat, she is so caring and kind, we consider her family now.
