Effingham County sits between the Ogeechee and Savannah Rivers and is included as part of the greater Savannah metropolitan area. Primarily made up of rural communities, Effingham County’s main cities are Springfield, Rincon, and Guyton. Effingham County is a popular choice for anyone looking for more space and less rules. Properties here often include multiple acres, with no visible neighbors, and rarely have an HOA. Even the more densely built neighborhoods in Effingham still include considerable land surrounding each house, with plenty of room to store cars, boats, or RVs in a separate garage. County seat Springfield has The Mars Theater, a 1945 movie theater that was renovated with new state-of-the-art technology, as well as Effingham Health System, the area’s primary hospital. It’s about an hour’s drive to Savannah or to the beaches on Georgia’s coast.
